Advantages of Design-Build

There are two primary construction methods: the “traditional” method and the “design-build” method. Check out this graphic, created by a Design-Build outfit in Massachusetts, that illustrates the two different methods.

There are many advantages to the design-build method.

One-stop shop

Many clients appreciate having a single organization responsible for all aspects of the project. At Aslan Interiors, we do “footers to fabrics,” as our owner and head-designer Jeff often says. This unique project management setup can smooth communication breakdowns and clarify ultimate responsibility for the final product.

Time savings

Design-build saves time in two ways. First, it removes the bid process, as opposed to the traditional method as seen in the graphic above. Second, fast-tracking of construction can occur more easily in design-build, and in some cases it’s possible to begin construction on some early areas of the project before the final design details for later stages are nailed down. For example, demolition and installation of a beam can occur before final cabinetry plans are completed rather than having to wait for the design to be completed to allow for a complete bid.  

Cost

Depending on the project, it may be more cost effective to choose a design-build outfit to complete your project. With the traditional method, costs may be incurred by breakdowns in communication and increased coordination between the independent designer and contractor. In design-build, the designer and contractor are part of the same organization and financially compensated as such, providing internal motivation to ensure that the construction matches the design. Additionally, when a homeowner is working with a limited budget in the traditional method, an independent designer may not be fully aware of the cost implications of their designs. Once the homeowner begins receiving bids for the designs, the actual cost of the designs may be surprising, causing the homeowner to return to the drawing board with the designer, further delaying the schedule and incurring additional design costs. The design-build method houses the construction and design under one roof, allowing a more efficient process that is conscientious of the budget. At Aslan Interiors, design is on the one hand and budget is on the other, and we are constantly balancing these two in order to meet our client’s needs.
